No matter what time of the year it is, I love Christmas music. Of my 300 CD’s, about a third are holiday music of all genres. My spirit soars listening to everything from elite boys’ choirs or cathedral music, to Bony M’s “Long time ago, in Bethlehem.” My favorite parody is by a choir in New Jersey who put together “N.O.E.L.” to the “Y.M.C.A.” tune and disco beat. But no sooner do I laugh myself through that track, than I turn to Handel’s Messiah, or even Bach’s Christmas Oratorio. And doesn’t the Trans Siberian Orchestra do a remarkable job with Pachelbel’s Canon? Then, of course, it is back to “Santa Claus is coming to town.” A few years ago, for obvious reasons, I made up words that started, “Menopause is coming to town.” Now, my absolute favorite amidst all these favorites is the Mannheim Steamroller’s Christmas music. Chip Davis and his friends have taken Christmas classics and worked them into absolutely spellbinding “new age” arrangements. Sometimes the familiar melody is hidden in plain sight, and that is often how I think of the Christmas message itself. Sometimes the music is so beautiful it nearly hurts, but the next track will be full of rollicking energy. Mannheim Steamroller is the best amongst the best!

Why Do You Want To Learn German?

While German is not as difficult as it might look to people who have no experience of learning German beforehand, there are some things that are definitely difficult about learning German mainly due to its differences with English.

However, German is of the same language group as English and once you have got past the complicated pronunciation and various other things, you will find that it is pretty easy to learn. However, there are some things that you need to be aware about which you will have to get your head around in order to learn German successfully. Firstly, the orthography is very different to that of English. That is to say, that the way the spellings are is very different to English. You cannot simply look at a German word and pronounce it as you would pronounce in English word. Unlike learning Spanish or some of the other languages in Europe, in spite of being closely related to English, German pronunciation can be quite a difficult task to get your head around. What you should be checking when you are buying land

You decide you would like to move out of the city into more open areas where you are surrounded by green and fresh air.  You have started looking at suitable land acreage on which you can build your dream house.  Before you finally decide on which land you’re going to buy, here are some of the things that you should be checking out

Restrictive covenants: before you buy, you need to be familiar with the details of what you can do and what you cannot do with the land.  Restrictive covenants, also known as restrictions or covenants, exists ostensibly to protect your interests as well as the interests of the neighborhood and should always be looked for in your title search.  Ask for a copy before you begin negotiating, and if, for some reason, a copy is not available, ensure that your agreement with your seller allows for time for you to examine these before closing the deal.  Here are some examples of restrictive covenants:

-Setbacks: these are the open spaces on which you are not permitted to build and are measured from the road or the other property boundaries.  To put it another way, these mark the lines from which you may begin your foundations or your porch.  Make sure that you have a proper site map drawn up by a quantified surveyor and that your builder is familiar with these restrictions before he proceeds to designing your house.
- Types of houses: it is not uncommon for prohibitions to be placed on mobile homes or on modular homes.
-removal of trees: in order to preserve the environment and respect mature trees, often be filling off trees about a certain size (measured by diameter) is not permitted.  Even if this is not in the land use restrictions, they may be local laws that need to be checked so that you do not inadvertently land yourself in trouble.
-number of vehicles: in order to keep “junk” vehicles out of your area, then may be restrictions on vehicles that are not licensed or not in use
-other restrictions: these range from prohibiting subdivision or more in one house for tract to restrictions on outdoor swimming pools or the number of threats that you are allowed to keep.

Here are some of the other things that you should be checking out:
Availability of utilities: check whether the land has arrangements for water and sewerage facilities.  Otherwise you will have to allow for the costs would be in a well and a septic tank.  Also determined that there are proper arrangements for other utilities such as gas, electricity and telephone.

Easements: easements are the rights of other people to use the property for specified purposes for example right of way.  Be sure that you have examined all the easements on the property and that you approve of them.  You can establish what easements exist from the property deeds of the property in question as well as the surrounding properties.

Contingencies: before you sign off on the deal, consider everything else that might go wrong and provide for these contingencies in the documents that you execute.  For instance if access is from a private road, there may be issues regarding road maintenance.  Or you may find yourself paying for environmental liabilities such as removal of underground gas storage tanks.  Be sure to include anything that interferes with the use of the land exactly as you would wish.

My favorite movie of all time is called Cinema Paradiso. It is an artfully made film spoken in Italian with English subtitles. It covers the life of a boy who grows up working in a movie theater in a small Italian town. As the boy grows, so does the town. The changes and modernization of the town are reflected in the changes of the movie theater. I always end up crying at the end of this movie, as its message is one that touches me deeply and moves me to action.

Understanding the fee structure of a property management company

You hire a property management company to look after your income properties and take care of your tenants and oversee the maintenance of these properties.  However, in order to ensure that you are getting value for your money, you need a clear understanding of the fee structure and the services provided for the fees.  Understand that there is no guideline or laid down standards for the charging of these fees and that they vary from one company to another.  You may be offered a package of services for a particular fee or a range of services each with its own fee.   Here is a sampling of the fees that property management companies generally charge and the associated service:

Commission on rent: all property companies generally levy this charge.  It can well be a percentage of the monthly rent that varies from 3% to 15% or a monthly flat fee.  The charge is remuneration for the property management company for undertaking the responsibility of overseeing the property.

Up front or setup fee: this fee compensates the property management company for making all the initial arrangements and the costs associated with finding a tenant.  In other words, this is the reward for finding a tenant.  Some companies require this fee paid upfront before they start work.  Once again, the basis of this charge varies but can be as much as one month’s rent.

Advertising costs: these could be borne by the owner or the property management company or split according to an agreed percentage.  If he property management company bears the expense (because they are charging a setup fee) make sure that you are happy with whatever they are proposing.  There is little point in letting your property lie vacant she because somebody tried to cut corners on advertising.

Markup on maintenance: you should check whether the contract calls for markup on maintenance initiated by the property management company.  This is normally a percentage on the bill and charged whether the company uses outside vendors or handles it in house.  For instance if an electrician charges $500 for a particular repair and the agreed markup is 10%, you would be charged $550 with a property management company pocketing the difference.

Lease renewal fee: every time the lease for a tenant is renewed, a property management company normally charges a flat fee for their efforts and to cover documentation and communication costs.

As you can see, property management companies many widely in their methods of charging fees and you therefore need to be clear on the details.  They will naturally try and charge what the traffic can bear and it is up to you to read the fine print in the contract to make sure that you know exactly what it is going to cost you.  At the end of the day it is up to you to decide what is suitable for you but remember that in trying to save a little money, you may end up with a totally unsuitable property management company.

MSU Football - The Movie

My favorite football team is not a professional team, but a Big Ten college team. Not only have I been a fan since I was young, I am a recent alumni. The Michigan State University Spartans are the most dedicated, passionate, hardworking college football team. For years they have been considered the underdog… but now, with a great head coach, they are able to perform to the greatest of their abilities. I believe the Spartans will end their season in a BCS Bowl game with a 10-2 season. I am proud to be a Spartan and cannot wait for the season to begin. MSU fans are the best around and regardless of if they are having a great season, or a crummy season… they will be there standing tall, singing their fight song for all to hear. VICTORY FOR MSU!!!!
